Our office design and fitout for Gateway Housing Association, in London’s Mile End, reconfigured a large, nondescript, first floor workspace – dividing it into distinctive zones and rooms with both partition walls and glass panels. This created a central desk area surrounded by a variety of spaces and separate rooms, including a training/boardroom, a CEO’s office, an HR office, several meeting rooms, a breakout/collaboration space, and a dedicated cafeteria. This mix of spaces was a prerequisite of the client who wanted us to create a hybrid office design that allows for adaptable usage and precipitates flexible working patterns.

Central to our office design and fitout is the main open-plan area which can accommodate around 30 desks with enough space for the individual teams to have their own ‘home’ hubs. Beyond the end dividing wall, is a breakout area with a custom-made collaboration table for cooperative working with full connectivity and a large screen on the adjacent wall. Opposite this, is a row of our built-in phone booths with seating that offer staff a private place to make phone calls; or even work separately if they need some peace and quiet. Besides storage cabinets for files, we also designed and made fitted lockers that give staff a private place to keep their personal effects – essential in a hybrid office setting.

 

In addition to a further office that offers more desk space, there are rooms for both interpersonal and virtual meetings; as well as offices that double up as training spaces – giving a lot of scope for hybrid working. For the CEO’s office, Liqui handmade an oak veneered Cyril Cabinet and custom oversize Theodore Desk. While for the boardroom, we procured a beautifully crafted table (with full cable management) and comfortable chairs for the 18 people it is big enough to seat.

With this office design and fitout, in addition to dividing the space up physically, we have injected colour in certain places – both to delineate different areas according to their use, and to create a more appealing place to work. We’ve also brought the outside into the workspace design with greenery in custom planters at the ends of the bank of desks, together with bigger plants in individual pots placed all round the interior. We’ve also tried to bring a more domestic feel to the space with our choice of furniture and fittings as well as the use of carpet tiles to soften the look in certain places and help reduce noise giving due consideration to acoustics. This has all been done to create a healthier and friendlier feeling workplace and engender a sense of wellness in the workplace.

In keeping with the workplace wellness theme, we turned what was once a canteen area with a modest kitchenette into what has become known as a ‘coffice’ – a proper coffee shop that acts as the social hub of the office and a place where staff can get away from their desk and relax. To create a real coffee shop feel, we designed and made a bespoke bar height counter and central island with Jasper bar stools which set off the surrounding Olga tables that we combined with complimentary chairs procured by us. The ‘coffice’ idea is gaining in popularity and is often a distinctive part of our office design and fitout.

For the Gateway Housing Association office, much of the furniture and fittings were designed and made by Liqui in our Sussex workshop by our own craftspeople; but we also provide procurement and installation of third party FF&E (Furniture, Fixings, and Equipment) as part of our office design and fitout. This means that we offer our clients a complete start to finish service – from design through to completion and beyond.
